However, does auctions always favor you as the buyer? Sometimes you can get a bargain, but most of the time it's skewed in the vendor's favor because you've got competition. You've got the agent who really gives you the pressure and you get excited and caught up in the moment. So let me share with you what I do before auctions and how I can get the best price at auction, or when am I prepared to move on from the auction, because I know that I can do better elsewhere. Commercial property defaults and getting rid of a tenant and replacing a tenant can be key to the success of your commercial property portfolio. Sometimes you might have taken over a property that has underperforming tenant. Sometimes the intention is to actually take out the tenant because you know they're underperforming or they're not paying market rent, or perhaps they were on a sweetheart deal and they are just not willing to pay market rent. So you have to swap them out with a new tenant. Whatever it is, you need to know the correct procedures and when to engage lawyers. And sometimes you're just unlucky. And then you had great tenants for ten or 15 years and all of a sudden they end up not being so good. What do you do? What is the next step?

Commercial property zoning, sometimes the pitfalls in commercial property zoning because you simply don't know the type of zoning you need for the tenant. So, for example, you have a warehouse property, but then you had a tenants that come in and it fitted it out as 50% office space and 50% warehouse. Then what happens there is that you've got a non compliant premise and that you may need to apply for the council for change of use, but maybe the tenant is also using the premise, but they're not compliant. For example, if they're an education institute and they're just in an office space, they actually need particular type of zoning and compliance to be able to do what they do. Episode 108: Pitfalls and Mistakes in Commercial Property Investment
Pitfalls are mistakes in commercial property. In every commercial property transaction there is some pitfalls and there's mistakes. If you didn't do the due diligence properly, had unconditional contracts, or that you simply bought it because it looked good on paper, you might have some of these things that trip you up afterwards.
This is going to be a three part series on pitfalls and mistakes in commercial property. Now the things we're going to cover, the first one is about set and forget properties. Set and forget on the face of it, looks really straightforward. Looks like a property that you would just buy, get the cash flow and then forget about it. And the cash flow continues coming year in, year out. You get the rental increases, more money in your pocket, the tenants will need the lease and off you go. But there are ways that this could go wrong. Number one is the tenant could do a run neror that you could have bought at the wrong returns that the lease may not be secure. There might be incidences where there is previously promised incentives that you weren't notified and you found out afterwards. Or there may be some capital cost and maintenance right? There's lots and lots of things that can go wrong and there are strategies to minimize it and what you can do. This is what this podcast is about. It's going to take you through set and Forget and the pitfalls and mistakes and things you should watch out for when you're buying set and forget. Following on from this number two, we're going to talk about uplift, the kind of mistakes people can make in uplifts and the kind of pitfalls to avoid and uplift. And then afterwards we're going to talk a little bit about compliance issues, legal issues and other things that people do run into. Or what happens when they buy the property used to different people to manage it or the wrong people to manage it and the on flooring effects of it .So commercial property sailing is not always that smooth .But with the right advice, the right people behind you and knowing what to look for is really going to get you to financial success and a great commercial property purchase. So you're buying a commercial property, but you're not sure about the value of the property. This is why you need a commercial property valuation.
You might call it a commercial property appraisal if you're in the States, but in Australia we call that commercial property valuation. Now, if you are buying a vacant property that are going to value it per rate, per square meter against something that is similar in size and type and area, if you're buying a tenant property, they're going to measure it against the yield or the cap rate of the market and then look at the yield of your property because it's specific to your property. Now, how do they measure that? And why is it important that you get evaluation done for your property? Because at the end of the day, how do you know you're buying at market value? And this is why it's important to geta commercial property valuation when you buy a commercial property, regardless of whether you're paying cash or not for the property.
